The Challenge

Located minutes from Destin's beautiful beaches, the Enclave combines luxury and sophistication with sustainable, eco-friendly living. But this jewel near the Florida coastline needed to be rejuvenated to maintain high-caliber residents and preserve the value of the property. 

Taking Action

Pendleton+Bowman (P+B) quickly refined work needs into three categories: design, repair/restoration and installation. First, exterior wall components were structurally designed to withstand coastal windloads. To update the exterior, windows and door openings were redesigned, and architectural wall elements were modified for a refreshed appearance. P+B also developed a new façade color to enhance curb appeal.

Building exteriors and concrete balconies were waterproofed, a critical step in safeguarding the property’s livability and longevity. Throughout the community, concrete was restored, exterior walls were reconstructed and drywall was repaired.

The P+B team then installed new windows and resident doors, as well as exterior fire-rated doors. Exterior wall components were put into place, as were new balcony rails. The team also installed new sea turtle-friendly balcony lights, which do not disrupt the habitat of this endangered animal.

The work progressed smoothly through every phase with minimal disruption to residents and strict adherence to budget, which P+B developed and administered. Final results exceeded expectations on every level and will last for years to come.
