The Islander
The Challenge
Situated on Holiday Isle next to Destin Harbor, The Islander features immaculate grounds and spectacular views of the Gulf, a perfect beach getaway destination. Unfortunately, the property had not been adequately waterproofed, and time and sea air were taking a toll on both structure and appearance.
Pendleton+Bowman (P+B) evaluated the property extensively, determining design, reconstruction, waterproofing and installation needs for various building areas, including investigating and proposing solutions for water leakage issues. After the evaluation was complete, P+B developed a reserve study and a master budget for all project components.
Taking Action
The team reconstructed and waterproofed the exterior stucco façade and completed extensive concrete repair and restoration, including removal of existing balcony and walkway tile and waterproofing the underlying concrete.
New windows were designed and installed, and remaining windows and doors were reconditioned. Metal stud window walls were structurally designed to meet wind-load requirements.
Outside, new handrails were designed and placed, and balcony and walkway lights were replaced with turtle-friendly lighting. Inside, the team renovated the lobby and designed new handicap restrooms as well as designing and coordinating installation of new elevators and an equipment room.
P+B also handled building aesthetics, such as redesigning architectural wall elements and designing and installing a new building sign. Additionally, the team developed a new façade color enhancement program.
